Pricing Information:
Included in the price: utility bills always included for rentals up to 30 days, for rentals over 30 days included until 240,00€ per month , final cleaning, condo expenses, agency fee and taxes.
Excluded from the price: utility bills for rentals over 30 days if exceeding 240,00€ per month (difference calculated on meter readings); contract registration fee for rentals over 30 days. The contract is in the Italian language and the fee is equal to 1% of the total rental price (with the minimum fee being 33,50€) plus 30,00€ for revenue stamps.

At check-in, the guest is required to bring the necessary documentation for the local authorities:
- a photocopy of their Passport or Identity Card (all persons over the age of 18)
- the VISA if required by their Nationality (all persons over the age of 18)
Beware:
for arrivals between 7PM and 10PM there is an extra cost of 20 euros to pay in cash on arrival.
For arrivals between after 10PM there is an extra of 40 euros to pay in cash on arrival

The Security Deposit will be returned to the Client in full within 5 days of the termination of the contract

The electricity and gas meters will be read upon check in and check out for these purposes. Should the monthly bill exceed this limit, the extra cost will be retained from the Security Deposit.

TERMS AND CONDITIONS

The Company may replace the Property with another of identical or superior quality, should the Company be unable to guarantee the Client use of the Property due to events of force majeure or for any contingencies beyond the Company's control. If the Client has a reasonable and substantiated cause for refusing the Property offered by way of replacement, the Company will refund the Client the amounts paid. No further amounts shall be due by the Company to the Client.

The Client agrees that the maximum number of people entitled to occupy the Property is that set forth in the Booking Confirmation. Non-compliance with this obligation shall entail payment to the Company of a penalty equivalent to 30% of the overall price for the Property for each additional person.
